PROCEDURAL REQUIREMENTS FOR RENT- TO-OWN SCHEME FOR THE BUYER.
A. BOTH EXISTING AND OFF-PLAN PROPERTIES TO BE SOLD
Pre-contractual
A prospective buyer under rent-to-own or diminishing Musharakah DM has to choose/
select
a preferred
property to buy under this scheme from any of the listed and available properties
advertised on the
NGATA HOMES System either off-plan or existing
Existing Properties.
For existing properties, the buyer has to pay an advance payment of 6-12 months and
security deposit of
3 months into the Landlord’s/developers Bank account before getting into the hous
The buyer will have to sign a rent-to-own contract with the landlord/developer
directly
after paying the
advance payment of 6-12 months and security deposit and before getting into the
house
The buyer will be free to start living into the house or use the house by renting
out as
soon as he finishes
payment of the advance
The buyer has to keep on paying his/her monthly payment before the anniversary date
of
the next month
For the off-plan houses, the buyer will have to start the screening process of
saving
for 6 months after
choosing/ selecting a preferred location before the developer starts to build the
house
for him.
Off-plan Properties.
After selecting his preferred property, the buyer will have to deposit 30% of the
value
of the preferred
house within 6 months of the screening process, He/she will have to divide the 30%
amount into equal
installments to be paid within 6 months. This amount shall be saved in his own
account
opened up with
any of our partner banks until the last month of the six months where that amount
shall
be moved to an
escrow account.
One transferring of the save amount (30%) into an escrow account and singing of the
agreement, the
developer will start the construction of the said house to be completed within
two-months period of
effecting the complete advance payment.
Title Transfer
After completing the full payments of the total property amount either within or
before the agreed
duration the property title will be transferred into the buyer’s name immediately,
otherwise title shall
remain with the name of the developer.
For the duplex and apartments properties, the tenant shall obtain a unit title.

Select your preferred Payment plan (Ren-to-Own, Diminishing Musharakah, Cash ect)
Read the rent-to-own or diminishing musharakah contract for that selected house
If comfortable with the contact, then select your payback duration in terms of years
Set your start date to save
Choose your preferred bank
Submit your request for review
Receive notification of your request on you registered phone number and NHA Account
dashboard
Download the rent-to-own, diminishing agreement, read, understand and sign it and upload
it or if you choose you may come to our offices 14th Floor DERM PLAZA Makumbusho
along New Bagamoyo Rd next to TIGO HQ and sign the original Hard cop
Get payments reference number on your NHA Account dashboard
Make Payments to the Landlord’s account that you will find on your dashboard not
otherwise
Upload the receipts in your account from you Dashboard in your NHA Account under the
financial menu
Receive receipts recipient notification from NHA
Receive your key and open your house to get into your future today
NHA STEPS:
Receiving the buyer’s request to get into our Housing scheme with already selected
house.
Accepts or reject the request with reasons
Issue payment reference number to the buyer’s dashboard and text massage on the
registered number if the request is accepted
